Step 1: Property Appraisal & Listing Preparation

We begin with a thorough in-person market appraisal, where your property is assessed in context with current market trends, comparable sales in your suburb, and unique features of your home.

  • Appraisal Factors: We consider location, land size, improvements, condition, architectural style, and proximity to schools, shops, transport, etc.
  • Should you decide to list your home you will be provided with Listing documentation to sign and we will walk through a sellers’ disclosure form along with gathering 100points of ID.
  • Once listing documents are signed, we can officially move to the next step

Step 2: Getting Market-Ready Presentation is everything. Properties that are well-styled and maintained typically generate more interest and higher offers.

  • Decluttering & Cleaning: Removes distractions so buyers can imagine living in the space.

Step 3: Marketing Time High-quality marketing is crucial to stand out and create emotional engagement from buyers

  • Professional Photography & Videography: Drone footage, twilight shots, and walkthrough videos are used to highlight your property’s features.
  • Copywriting: Engaging descriptions tailored to your target buyer group — whether it’s downsizers, young families, or investors.
  • Digital Floor Plans & Video walkthroughs: Help buyers visualize the layout; essential for interstate or overseas buyers.
  • Marketing Channels: Your property will appear on major portals like realestate.com.au, Domain, and social media campaigns targeting active and passive buyers.

 

Step 4: Launch & Inspections – Once listed online, your home enters the public eye.

  • Campaign Launch: We coordinate the perfect day/time to launch to align with weekend open homes.
  • Open Homes: Typically scheduled on weekends, with additional midweek inspections where necessary.
  • Private Inspections: For high-interest buyers or those with specific schedule needs.
  • Buyer Feedback Loop: We gather and report insights weekly to adjust marketing strategy if needed.

Step 5: Offers & Negotiation Once interest is built, the goal is to secure strong, competitive offers

  • Offer Presentation: All offers are formally submitted (in writing) and presented transparently with no pressure.
  • Negotiation Strategy: I act as your advocate to ensure you gather the best price possible, We negotiate not just price, but also on terms - such as finance and settlement periods, and any special conditions.

Step 6: Contract Finalisation - Once an offer is accepted, we ensure all aspects of the contract get signed by all parties.

  • Conveyancer Coordination: we liaise with both parties’ legal representatives to track deadlines such as finance approvals.
  • Buyers Deposit Paid: Which is then held in our trust account.
  • Buyer Support: We remain in contact with the purchaser, buyer’s agent or broker to ensure they meet all contractual conditions in time.
  • Final Inspection: The buyer is entitled to a pre-settlement inspection (typically 7-10days prior) to ensure the property is in agreed condition.

 

Step 7: Settlement & Key Handover - This is when everything becomes official, and you can celebrate!

  • Settlement Day: The buyer’s lender transfers the balance of funds to your solicitor/conveyancer, who then confirms settlement is complete.
  • Key Handover: Once funds are cleared, I arrange for a personal handover of keys, garage remotes, and manuals.
